Guaranteed Pricing
Builders price their homes using "base price plus lot improvements".  The "base price" is the fixed cost component of the home's "bricks and sticks".  However, if you're going to build, you need to fully understand the "plus lot improvements" portion of that statement.  The term "allowances" is used by builders in construction contracts for certain items in which the final cost cannot be determined up front, such as lot improvements.  During construction, any cost overruns on lot improvements have to be paid out of pocket by the customer.

At Joseph Douglas Homes, this is NOT the case.  Our Guaranteed Pricing philosophy determines all costs up front for would be "allowances" and put them into the contract as a fixed price.  In the event extra costs are incurred, such as subsoil problems, they are paid by Joseph Douglas Homes... not by you!  The contract price is the price you pay...Guaranteed!

All Inclusive Pricing
Many builders attract home shoppers with artificially low "base pricing".  They expect you to add thousands of dollars to their base price in order to complete the home.  We've taken a different pricing position at Joseph Douglas Homes.  Our "base" pricing is complete with all those commonly overlooked items required for the construction of your home such as:  Building Permits; Survey & Erosion Control; Excavation, Backfill, and Grading; Drive and Garage Stone; Water & Sewer Laterals; All Interior & Exterior Painting and Staining; Light Fixtures; All Flooring; Site Cleanup & Final Cleaning; and Plan Modifications.  You only need to add your desired upgrades to our "Base Price" to determine the "Complete" price of your home!  Compare our standard base inclusions with that of other builders and you will see why we call it "All Inclusive Pricing".

Energy Star® Construction
All homes by Joseph Douglas are built to Energy Star® standards and include high efficiency furnaces, direct vent fireplaces, power vented hot water heaters and many other energy saving features.

Green Built® Homes
Ever conscious to our environment and consistent with our practice to utilize our resources wisely, all of our homes are built to the standards of the Green Built® Home Program.

Plan Modifications
Homebuyers utilize our unique, in-house design capabilities to personalize their home.  Our advanced, three-dimensional software allows you to see your new home from any angle, inside and out, before it's built.  This service is offered to all our customers at no additional cost.

Turn-Key Pricing
Our optional Turn-Key pricing offers you the convenience of moving into an "existing" home with all the advantages of a new construction home.  There are NO preconstruction loans or monthly payments.  Yet, you get to make as many of the selections as you'd like.  Leave the rest to us.  Starting from the $250's, you can have a complete home in many of southeastern Wisconsin's most attractive neighborhoods.
